By purchasing any of Sense of Space's drawing packages the purchaser agrees to the Terms and Conditions as detailed below. These Terms and Conditions will be displayed at the point of sale and come as part of the purchased document.
Within this document you will find the information listed below from Sense of Space. Some information will need to be provided by others to supplement the drawings and help you construct the extension to your home. The information is split between drawings designed to seek Planning Permission and information for construction and Building Regulations Approval.
Planning Information Included:
• General Arrangement Floor Plan @ 1:50.
• General Arrangement Roof Plan @ 1:50.
• General Arrangement Elevations (x3) @ 1:50.
• Typical 3D Visualisation (optional for submission).
Planning Information to be provided by others:
• Site Location Plan @ 1:1250.
• Site Plan @ 1:100 or 1:200.
• Completion of Planning Forms.
• Any local validation requirements, e.g. tree survey, heritage statement.
Technical Drawings Included:
• Technical Floor Plan @ 1:20.
• Technical Roof Plan @ 1:20.
• Technical Cross Sections (x2) @ 1:20.
• Technical Elevations (x3) @ 1:20.
• Building Regulation Notes (x 1 A3 page).
• Typical details (x3) @ 1:10.
Technical Information to be provided by others:
Foundation design, electrical services layout, heating design, location-specific engineering, connections and alterations to existing drainage.
Changes to plans should only be made by qualified professionals. Sense of Space is not responsible for any changes made to plans by others.
The purchaser is responsible for obtaining the necessary approvals for the project. The Statutory requirements for a typical extension are Planning Approval and Building Regulations Consent. These are explained further below. Additionally the new CDM (Construction Design and Management) Regulations came into effect on 6th April 2015. These regulations update the UK Health and Safety Law and define roles and responsibilities for different parties involved in Construction in the UK (see Useful Links). As a Domestic Client, you are legally required to fulfil your duties under the CDM 2015 Regulations.
By purchasing these plans, the purchaser accepts responsibility for ensuring that the extension satisfies all Local Authority Planning requirements. In some cases, it will be necessary for the purchaser to make a Planning Application to the Local Authority in order to obtain consent to build. In any event, the purchaser must contact the Local Authority to determine the extent of all Planning legislation which might apply to the building project.
The extension has been designed to make the Planning process as easy as possible and in certain circumstances, it may not be necessary for the purchaser to obtain Planning Approval (known as permitted development). Further details can be obtained from your Local Authority and from the Planning Portal at www.planningportal.gov.uk.
Sense of Space accepts no liability or associated costs for the failure of any purchaser to satisfy the requirements of his/her Local Authority in respect of Planning legislation.
Building Regulations Submission
In general terms, the extension has been designed to meet or exceed the requirements of the Building Regulations however, by purchasing these plans, the purchaser accepts responsibility for ensuring that the extension satisfies all requirements of the current Building Regulations applying to the specific location in which the building will be constructed. It will be necessary for the purchaser to make an application for Building Regulations Approval. Further details can be obtained from your Local Authority and from the Planning Portal at www.planningportal.gov.uk.
Sense of Space accepts no liability or associated costs for the failure of any purchaser to satisfy the requirements of the Local Authority in respect of Building Regulations legislation.
Health and Safety
By purchasing these plans, the purchaser accepts responsibility for ensuring that the works carried out are in accordance with the CDM 2015 Regulations. These regulations include duties that each dutyholder involved in the design and management of projects must adhere to. Further information can be found online (see Useful Links).
Party Walls and Party Boundaries
By purchasing these plans, the purchaser accepts responsibility for ensuring that the work carried out satisfies the Party Wall Act 1996. In some cases the work to build the extension may require a Party Wall Agreement with neighbours.
It is the purchasers responsibility to check the specific site requirements and engage in a Party Wall Agreement with neighbours if necessary. If the purchaser is in any doubt they should seek guidance and the opinion of a suitably qualified Party Wall Surveyor. As a minimum an exchange of letters should be undertaken with neighbours. Variations in Structural Requirements
The extension plans were designed to satisfy the local requirements of our prototype building and whilst these designs are structurally adequate for most of the UK,
there are likely to be certain instances where minor modifications to the structure would be required to satisfy local conditions (in particular, where the proposed location is exposed and subject to
excessive wind loads). This would include the design of foundations and whilst our plans show an arrangement which would function satisfactorily in the majority of locations, we cannot design for all
Therefore, it is essential that the purchaser appoints a suitably qualified Structural Engineer to demonstrate the adequacy of the structural frame and to design the foundations suitable for a particular location.
By purchasing these plans, the purchaser agrees to appoint a qualified Structural Engineer to assist with the project. Sense of Space accepts no liability or associated costs for the failure of any purchaser to appoint a qualified Structural Engineer in respect of structural stability and the design of foundations.
Because we recognise the differing requirements of each purchaser, the extension plans exclude heating, lighting, electrics and any other service installations.
The extension has been designed to be highly thermally efficient and depending upon orientation, could benefit from the effects of passive solar gain, significantly reducing the heating demand. Because each purchaser may use the extension for a different purpose, the design of the heating installation has been left to the discretion of each individual purchaser.

Sense of Space accepts no liability or associated costs for the failure of any purchaser to provide appropriate services for the intended use of the extension or the consequences of overheating as a result of inadequate ventilation or poor orientation.
The extension has been designed to appeal to the self-build market however, the complexity of some parts of the construction should not be overlooked. If you choose to build your own extension, you must have basic building skills and it may be necessary to sub-contract some of the work to others (such as the roof covering and glazing). If you are in any doubt, you should appoint an experienced building contractor to carry out the work.

Limit of Liability
By purchasing these plans, the purchaser accepts full responsibility for satisfying all Terms and Conditions stated above and agrees that Sense of Space cannot be held liable for any failure by the purchaser, his or her agents and contractors to adhere to these Terms and Conditions. Without prejudice to this, the maximum financial liability which can be applied to Sense of Space is the amount paid for these plans at the time of purchase.
